Generative AI’s Potential Applications For Media And Digital Marketing

Generative AI’s Potential Applications For Media And Digital Marketing

Daniel Ceniceros, Founder and CEO of Connect Commercial Real Estate.

Artificial intelligence (AI) is rapidly transforming the media industry. From content creation and distribution to marketing and advertising, AI is changing the way media and digital marketing businesses operate.

As a media and digital marketing consultant, my own company has seen the benefits of leveraging AI to help our customers build websites. In this article, I will explore the potential future applications of generative AI for media and marketing. While it is important to understand that there are gaps that still exist, there is potential for AI to create more engaging and personalized content, automate tasks, improve efficiency and productivity, and guide better decisions.

1. Generating More Engaging And Personalized Content

AI can be used to analyze user data to determine what content is most likely to appeal to them, which can help keep users coming back. For example, AI can be used to recommend articles to users based on their past reading history or to create personalized news feeds that are tailored to each user’s interests. For media companies, this can mean more users and increased engagement, which impacts both website impressions and SEO—two items that drive ad sales and generate revenue.

However, AI can pose some challenges when it comes to producing personalized content; the technology is just so new, and it is still learning every day. While AI generators can create books’ worth of information in seconds, the information still needs to be validated. There is room for error, so it’s imperative that you edit any AI-generated content for grammar and accuracy.

Many people resist adopting new technology such as AI. My daughter entered the eighth grade this year, and her school requested that parents edit the settings on their children’s laptops so that AI cannot be used for school assignments. While I agree with the importance of doing the work on your own, I feel that the school is not considering the increased role that this technology can play going forward. AI is not going anywhere, and we all can learn how to utilize this valuable tool and grow with it as the technology progresses. The same goes for businesses. I believe it is imperative that leadership within organizations have open minds and utilize all of the tools at our disposal to provide the best possible products and user experiences.

2. Improving Efficiency And Productivity With Automation

AI can also automate many basic tasks that are currently performed by human employees, such as content curation and scheduling. This can free up employees to focus on more creative and strategic tasks. AI can even be used to generate summaries of articles or create transcripts of videos.

Integrating AI technology can seem like a daunting task, but odds are, you and your employees are already using it in some capacity. For instance, your email service may try to predict wording to end your sentences or suggest word substitutions for clarity. This is AI technology, and it can help improve the quality of your emails to colleagues and clients with little to no work on your end.

Additionally, software such as Grammarly can be added to your web browser to help edit text messages, blog posts or even verbiage for a marketing campaign. Little things like this can make your life easier and more efficient, and they are great places to start if you are interested in implementing AI.

3. Predictive Analytics Driving Website Design

In my previous article, I examined steps to mapping an effective business website. I advised that a website’s interactivity and functionality reflect its brand, company culture and offerings. AI allows you to take this to a more intense level of intelligence and customization using predictive analytics.

Businesses used to only need a simple, stand-alone website. But today, a website is expected to deliver rich multimedia, a customized sales funnel with fresh content, and intuitive responsiveness. Its user interface (UI) should be built to provide a fluid user experience. The end user does not want to expend the effort to advance through pages to search for information.

For example, consider the benefits of including infinite scroll, a design plug-in allowing users to continually advance through a page, eliminating the need to hit “refresh” or “next page.” Based on the users’ previously read articles, AI can be designed to show the readers similar stories to try to keep them on the page and reading more stories. This type of program uses variable-ratio reinforcement to influence choice behavior and helps keep users engaged, removing barriers.

There are multiple other applications for AI in improving your website design, including:

• QA testing to ensure the site is free of bugs and errors before it is set to live.

• Deploying code to production, automating the deployment process and reducing the risk of errors.

• Creating distinct user journeys so that websites provide a sales funnel; this can be through the production of multiple landing pages paired with digital marketing strategies or on a main website.

4. Making Better Decisions

AI can help media companies analyze data to identify trends and patterns. This valuable tool can be fed data from lengthy reports and pull out the most important statistics, distilling the information down and cutting the time it takes the user to find the information they need. Additionally, this technology can be used to pull out performance metrics from your company’s blog posts or marketing campaigns, illustrating reading and viewing habits of site visitors. You could then use this information to improve your website and content, which can improve site traffic.

Overall, generative AI has the potential to revolutionize the media and digital marketing industries, if applied well. Through automating tasks, improving efficiency and productivity, and assisting with making better decisions, I believe that AI can help our industry create more engaging and personalized content that will keep users coming back for more.

‘Create a smile, change a life’: Vernon non-profit dental clinic making a difference

For more than a decade, the Community Dental Access Centre has created smiles for people, no matter their income

For more than a decade, Community Dental Access Centre has been giving people in the North Okanagan a brighter smile, no matter their income.

The not-for-profit dental clinic in Vernon has grown considerably since founder Laine Lowe first opened doors in September 2012. The idea for the clinic had been bored into the Interior Health dental hygienist’s head by calls from people asking her how they could pull their own teeth out because they were in pain and couldn’t afford a dentist.

Lowe got together with a Vernon outreach nurse and a few other individuals to come up with a plan to address the massive need for dental care for people without dental insurance in the area. They eventually got a few dentists willing to work pro bono on board, and started working out of a number of offices.

As clinic manager Karen Waldal explains, it quickly became evident that the team needed something permanent, and after a round of fundraising, the Community Dental Access Centre officially opened doors on 31st Avenue.

“At the time the clinic opened it was still primarily staffed by volunteers, it was only open on an occasional basis,” Waldal said. “Fast forward now just over 10 years later, we operate a five operatory clinic, we operate five days a week, all of our staff primarily is paid staff … and we operate with a number of reception volunteers.”

The clinic sees about 1,000 patients a year, and the need in the North Okanagan is growing every year. Waldal says the COVID-19 pandemic put a strain on the budgets of more low-income people, who now had to decide whether to get the pain in their mouth addressed or put food on the table, purchase essential medication or pay rent.

“I think the majority of people we can relate to what it’s like to have dental pain, but I don’t know that the majority of us know what it’s like to have that kind of incredible pain and have absolutely no means at all to deal with it,” Waldal said.

As the clinic is a registered charity, people need to qualify for their services. But once they qualify, and provided they have an adjusted net family income of $35,000 per year or less, they can receive a 35, 45 or 55 per cent discount on the standard dental fees set by the B.C. Dental Association.

And for those who still can’t afford a reduced fee, the clinic has what it calls an ‘angel fund,’ contributed to by donors for the specific purpose of providing free dental care to those most in need.

For Waldal, the angel fund has been a source of some of the most rewarding moments on the job.

She tells the story of a lady who came in at the start of the school year last year who was “obviously quite troubled” standing at the counter with her credit card in hand. She hadn’t expected to have to pay that day but had just learned she owed a nominal fee.

Waldal told her receptionist to use the angel fund to pay for the woman’s dental care that day.

“She burst into tears and she said, ‘I don’t have to go home and tell my daughter I can’t buy her any school supplies,’” Waldal recounted. “Those are the things that we’re able to see all the time. No one should have to make those kinds of choices.”

The woman was not a one-off case; the clinic has an unofficial policy to never turn someone away who is in pain and cannot afford to pay. As such, the clinic serves many homeless individuals in the North Okanagan and works closely with community agencies in Vernon including Turning Points Collaborative Society, the Salvation Army and Archway Society for Domestic Peace to serve more folks who have nowhere else to turn, other than to repeatedly visit the emergency room for painkillers and treatment of oral infections.

The clinic has a motto on its website: ‘Create a smile, change a life.’

That motto is borne out every time someone comes into the clinic who’s too self-conscious about their teeth to smile.

“We had one person that came in who said, ‘I can’t even go to a job interview because I’m so embarrassed by my teeth,’” Waldal recalled. “It really can make a huge difference for folks when they’re comfortable and they actually are comfortable smiling.”

The clinic is made possible by generous donors and volunteers — and they’re always looking for more volunteers in the clinic, for special events, or on their board of directors. It’s also made possible by dentists who sacrifice the higher wages and benefits available to them in private practice in exchange for the chance to make a “profound difference,” as Waldal says.

More than 10 years after Lowe (who is still an active volunteer with the clinic) decided to work towards dental care for all in the North Okanagan, the demand has never been greater.

“If we had a magic wand, what we would want for our clinic, obviously it would be to be able to continue to have enough staff that we can continue to meet the needs of our community because they’re growing every year,” Waldal said.

Short of a magic wand, the team makes do with an “incredibly professional, compassionate, well-trained staff” who work to democratize healthy smiles, and change lives along the way.

Export-Import Industry Updates | DGFT & CBIC New Notifications

Exporters and importers have always demanded that we should receive regular updates about what is happening in our industry. We need to know what’s currently going on, the new notifications, and how they will impact us. We want to understand the advantages and disadvantages, as well as the necessary compliance steps we should take. We need all this information on a regular basis so that we can always make well-informed decisions.

Keeping this demand of the Exim (Export-Import) Industry in mind, we are starting a new series that is the first of its kind. In this series, apart from regular conceptual and informative videos, every Tuesday we will upload a short video of less than 5 minutes. In this blog, you will receive all the important updates from the previous week in a simple and concise manner. This series will be extremely beneficial for new Exim startups, owners of import-export businesses, and professionals working in the Exim field. So, let’s get started!

General News in Exim Industry

You all are aware that starting from November 1, 2023, the government has announced that companies will need a Restricted Import license to freely import laptops, tablets, PCs, servers, and other similar products.

There’s a significant update on this topic from reliable sources, and the update is that the government is likely to further postpone this decision.

Starting from November 1, the government plans to establish an “Import Monitoring/Management system” to keep track of the import of these products. Gradually, possibly from the new financial year, the government may announce yearly import quotas for laptops, tablets, PCs, servers, etc.

These quotas will be determined for each company based on three parameters:

  • The average value of total IT hardware imported in the last 3 fiscal years.
  • The extent of domestic manufacturing of IT hardware devices.
  • The export of electronic goods.

For the current fiscal year, the government will primarily monitor the source and value of imports through the Import Monitoring system, allowing companies to import as much as they need to meet demand. Quotas and other compliance measures will be introduced later.

The RoDTEP (Remission of Duties and Taxes on Exported Products) scheme for the export of pharmaceuticals, chemicals, and steel is likely to be extended by 6 months. As you may know, initially, the RoDTEP scheme did not provide benefits to exporters of pharmaceuticals, chemicals, and steel. However, the benefits for these products’ exporters started from December 15, 2022, but were initially set to end on September 30, 2023. Considering the current export conditions, it appears that this benefit will be extended for an additional 6 months for exporters of pharmaceuticals, chemicals, and steel.

Currently, it does not seem likely that the government will include EOU (Export Oriented Units)/ SEZ Units or shipments under Advance Authorization in the RoDTEP scheme.

DGFT & CBIC Important Notifications.

Now, let’s discuss some important notifications from the Directorate General of Foreign Trade (DGFT) and the Central Board of Indirect Taxes and Customs (CBIC):

  • There’s a significant update regarding e-commerce exports. The government has issued a notification instructing banks and other financial institutions to provide Pre-shipment/Post-shipment Export Credit and Packing Credit Loan in Foreign Currency (PCFC) facilities to e-commerce exporters. This is a crucial step aimed at promoting e-commerce exports from India. Additionally, DGFT has announced that, as per the new Foreign Trade Policy (FTP) Guidelines, they will conduct monthly workshops to support and guide e-commerce exporters in understanding various rules, processes, skill development, and capacity building. These workshops will cover topics such as cross-border logistics, postal and customs compliances, and cross-border payment mechanisms.
  • DGFT has also removed 29 chambers/agencies from Appendix 2E for issuing Certificates of Origin (CoO) [Non-preferential]. DGFT’s rationale is that despite repeated reminders, these agencies did not take the necessary actions to come onboard the e-CoO common platform for online issuance of CoO (Non-preferential). Exporters should take note that, with immediate effect, CoO issued by these 29 agencies will not be considered valid.

What are EPR Targets under Plastic Waste Rules & How to fulfill them?

What are EPR Targets under Plastic Waste Rules & How to fulfill them?

In this blog, we will delve into EPR Targets that are assigned to Producers, Importers, and Brand Owners. We will explain how EPR targets for plastic waste are calculated, the logic behind them, the different types of targets, ways to fulfill these targets, and the consequences if the targets are not met. This is a crucial blog, so please read it until the end.

Understanding the Flow of Plastic Packaging Waste in our Society

To understand EPR (Extended Producer Responsibility) targets, it’s essential to first comprehend the flow of plastic waste. This means understanding where plastic packaging originates and how it eventually becomes plastic waste.

There are two main categories that introduce Plastic Packaging into the market and they are: Producers and Importers.

Producers are companies involved in the manufacturing and supply chain of plastic packaging.

Importers are companies that either directly import plastic packaging or use plastic as packaging to protect their products.

These Producers and Importers introduce plastic packaging into the market, typically selling it to Brand Owners (BO). Brand Owners then sell the packaged products to consumers. After consumers use the products, the plastic packaging often ends up in the trash or is improperly disposed of, contributing to plastic waste that is not properly collected or recycled, harming the environment.

For example, when we purchase a packet of chips from the market, the packaging for those chips would have been manufactured by a Producer. The chips’ Brand Owner would have purchased this packaging from the Producer. As consumers, we buy the chips from the Brand Owner, and once we finish consuming the chips, we often dispose of the packaging in the trash or improperly, which leads to it becoming plastic waste. Unfortunately, not all of this plastic waste is collected and recycled, which harms the environment. This is a common scenario that highlights the need for responsible management of plastic packaging and waste.

Keeping this concept in mind, we will now explain how targets are defined for Producers, Importers, and Brand Owners in the following sections.

[If You have still not applied for EPR Registration and are confused whether your Company requires it or not, Please check our blog on this, which also explains the entire process of Registration on CPCB Portal – Who needs EPR registration and What is the Process?]

EPR Target for Producers under Plastic Waste Management Rules

In the image, you can see how EPR targets for Producers are calculated:

The formula to determine the target is (A + B) – C  [Please Note that C is not visible in the Image]

Here, A represents the average weight of plastic packaging material (category-wise) sold in the last 2 Financial Years.

B represents the average quantity of Pre-consumer Plastic waste in the last two Financial Years. The image provides a definition of Pre-consumer Plastic waste, which is self-explanatory.
Definition of Pre-consumer Plastic Waste

C is a crucial factor. It represents the annual quantity supplied to Brand Owners and Registered Producers in the previous Financial year.

This means that Producers are assigned a target to recycle as much plastic waste (category-wise) as they have sold, minus what they have supplied to Brand Owners or other registered Producers. In other words, the responsibility for recycling the plastic waste that we sell to registered Brand Owners and Producers is not our own; we can pass that responsibility on. It will be subtracted from our liability as Producers.

Watch the below Youtube video in Hindi in which we will explain how EPR targets for plastic waste are calculated for Producers/Importers & Brand Owners [BO] [PIBO’s], the logic behind them, the different types of targets, ways to fulfill these targets, and the consequences if the targets are not met.

EPR Target for Importers under Plastic Waste Management Rules

In the image, you can see the formula to calculate EPR targets for Importers under Plastic waste:
EPR Targets for Importers under Plastic Waste Management Rules

The formula to determine the target is (A + B) – C

Here, A represents the average weight of plastic packaging material and/or plastic packaging of imported products (category-wise) imported and sold in the last 2 Financial Years.

B represents the average quantity of Pre-consumer Plastic waste in the last two Financial Years.

C is a crucial factor, which represents the annual quantity supplied to Brand Owners in the previous Financial year.

This means that for Importers as well, the liability can be transferred to registered Brand Owners, and the quantity supplied to them (C) is subtracted from the Importers’ liability. Please note that these targets are to be fulfilled in metric tons (MT) and category-wise for each Financial Year while filing the Annual Report.

EPR Target for Brand Owners [BO] under Plastic Waste Management Rules

For Brand Owners (BO), unlike Producers and Importers, the formula for determining the EPR Target is simplified to just A + B, as shown in the image.
EPR Targets for Brand Owners [BO] under Plastic Waste Management Rules
Here, A represents the Average Weight of Virgin Plastic packaging material (category-wise) purchased and introduced in the market in the last two Financial Years.

B represents the average quantity of Pre-consumer plastic packaging in the last two Financial Years.

As discussed earlier, once the plastic packaging leaves the Brand Owners and goes to consumers, Brand Owners cannot transfer any liability further. Therefore, Brand Owners cannot pass on any liability, and their responsibility is directly tied to the total quantity resulting from A + B. Brand Owners are required to recycle this quantity category-wise annually and procure EPR certificates/Credits before filing the Annual report.

EPR Target Comparison for all categories

The table below provides a brief comparison of EPR targets for Producers, Importers, and Brand Owners.

It’s important to highlight that the obligation can be transferred to registered PIBOs (Plastic Waste Processors) in the case of Producers and Importers only; Brand Owners cannot transfer their obligation.

EPR targets are a critical subject, and understanding them is essential. Any mistakes or improper use of the provisions can result in an increased target, leading to difficulties in meeting the obligations. Therefore, it’s crucial to have a clear understanding of EPR targets and comply with them accurately.

Particulars Producers Importers Brand Owners [BO]
Definition Producer means person engaged in manufacture or import of carry bags or multilayered packaging or plastic

How to fulfill EPR Targets

You might be wondering how to fulfill EPR (Extended Producer Responsibility) targets after understanding what they are.

First, let’s take a look at how your targets are defined on the portal, as shown in the image.
Actual Look of EPR Targets on CPCB Portal

Your EPR targets are defined category-wise, and you are required to fulfill them accordingly.

To fulfill the targets, there are several ways:

  • Collect and Exchange: You can collect plastic waste yourself and provide it to a registered Plastic Waste Processor (PWP). In exchange for the collected plastic waste, the PWP will issue you Recycling Certificates for the corresponding quantity.
  • Direct Purchase:Another option is to directly contact a registered PWP and purchase recycling certificates for the quantity required to meet your target. This involves a financial transaction.
  • Local Authorities:You can also procure recycling certificates from local Gram Panchayats and municipal bodies. These certificates may be available through local waste management programs.
  • Certificate Exchange:If there are other registered PIBO’s with excess certificates, you can procure certificates or credits from them.

All of these exchange, transfer, purchase, and sale of certificates or credits occur through the CPCB (Central Pollution Control Board) portal, which is the central platform for managing EPR compliance.

Non-fulfillment of EPR target

According to the polluter pays principle, the CPCB (Central Pollution Control Board) will impose an Environmental Compensation (EC) on PIBOs (Producers, Importers, Brand Owners) if they fail to fulfill their targets on time. This will be a type of penalty. The specific amount of EC will be determined by the guidelines issued by the CPCB.

Paying the EC does not mean that you are not required to fulfill your pending targets. Unfulfilled targets will be carried forward for three years. If a company manages to fulfill its balance target within one year, they will receive a 75% EC refund. If it takes two years to fulfill the balance target, they will receive a 60% refund, and if it takes three years, they will receive a 40% refund. However, if a company still cannot fulfill its balance target after three years, the entire EC amount will be forfeited.

Breathing life into Australian businesses

Breathing life into Australian businesses

Data from the Australian Government Productivity Commission shows poor mental health costs the Australian economy $12.2 – 22.5 billion each year.

Research from Stanford University has shown that breathwork is more effective in reducing stress than meditation, and Australian businesses and government bodies such as Google and the Navy SEALS are embracing the practice, incorporating breathwork into wellness programs to help and sustain employees’ mental health.

Australia’s leading breathwork coach, Johannes Egberts, founder of Breathless Expeditions, is at the forefront of the breathwork industry in Australia and worldwide.

In the last 12 months, he has led more than 100 face to face workshops with employees from ASX companies and introduced more than 3000 people to breathwork, ice experiences and freediving through hundreds of workshops, retreats and programs.

His published research with the University of Queensland, Breathwork Interventions for Adults with Clinically Diagnosed Anxiety Disorders: A Scoping Review, found breathwork can help people overcome issues including PTSD, treat anxiety, recover from addiction, compulsion, depression, psychiatric conditions, healing from burnout, autoimmune conditions, shattering limiting beliefs and lifelong patterns of conditioning.

Netherlands-born Johannes says, “Breathwork is the largest growing wellness trend in Australian businesses, and there’s a reason why.

“The breath is the remote control to the human body and nervous system.

“The average human takes between 12 to 20 breaths per minute. The first step is to use this breath retraining protocol to bring our chemistry back.

“When you learn to control it the right way, you can use it to shift the state that you’re in.

“Research shows breathing retraining can help relieve anything from mental health issues, to epilepsy, asthma hypertension and autoimmune conditions. It’s used to treat conditions ranging from PTSD , managing and overcoming anxiety, chronic stress, sleep issues, the inability to focus and lack of energy.

“When we restore people’s natural breathing patterns, we restore their health.”

The insights gained from his study with the University of Queensland have directly influenced the development of Breathless methodologies, underscoring Johannes’ commitment to an evidence based approach and he launched the Breathless Instructors Partnership Program, training instructors in his modalities,  in late 2022.

Breathless Expeditions currently has 300 instructors in Australia and aims to have approximately 400 certified trainers by the end of this year, and then move into other markets.

Why Belize is The Ultimate Nearshoring Hub in the Americas

In the realm of outsourcing and nearshoring, Belize has emerged as a hidden gem in the heart of the Americas. Its strategic location, stable political climate, a burgeoning workforce, and a host of other factors make it an ideal destination for businesses looking to outsource their operations. This article delves into why Belize is the best nearshoring hub in the Americas and explores the various aspects that set it apart in the ever-evolving world of global business.

Belmopan is a strategic location for Nearshoring in Belize

Geographical Advantage

Belize boasts a prime geographical location that makes it an ideal nearshoring destination. Nestled in Central America and sharing borders with Mexico and Guatemala, Belize’s proximity to the United States is a significant advantage. It’s just a short flight away from major U.S. cities, with multiple daily flights connecting Belize City to Miami, Houston, and other key hubs. This geographic proximity results in minimal travel time and lower transportation costs, facilitating seamless business operations and effective communication.

Stable Political Environment

One of the foremost considerations when choosing a nearshoring destination is political stability. Belize has established a strong and stable democracy, with a legal framework that supports business growth. English is the official language, which simplifies communication and business transactions for English-speaking companies, particularly those based in the United States. Additionally, Belize has a legal system based on British Common Law, offering a level of familiarity and confidence for many businesses.

Economic Growth and Investment Incentives

Belize’s economy has been experiencing steady growth in recent years, with a diverse range of industries contributing to its expansion. The government actively promotes foreign investment by offering a variety of incentives, including tax breaks and duty-free access to key markets. These incentives are particularly attractive to businesses looking to establish a presence in the region. Furthermore, the Belize Investment Promotion Agency (BELTRAIDE) offers guidance and support to foreign investors, simplifying the process of setting up operations in the country.

Cost-Effective Labor

One of the most appealing aspects of nearshoring to Belize is the cost-effective labor pool. The country has a young and growing workforce that is skilled in various sectors, including customer service, IT, finance, and tourism. Labor costs in Belize are considerably lower than in the United States and other developed countries, making it an attractive proposition for businesses aiming to cut operational costs without compromising on the quality of work.

Multilingual Workforce

Belize’s unique cultural makeup provides businesses with access to a multilingual workforce. English is the official language, but Spanish is widely spoken due to its proximity to Spanish-speaking countries. Panama City, Panama based attorney Idaliz H. Guiraud said that, “this linguistic diversity can be a significant asset for businesses serving both English and Spanish-speaking markets.” It allows for easy communication and enhances customer service capabilities, making Belize a versatile nearshoring destination.

Robust Telecommunications Infrastructure

The success of nearshoring largely depends on efficient and reliable telecommunications infrastructure. Belize boasts a well-developed network of communication services, including high-speed internet, which is crucial for businesses reliant on data transfer and virtual collaboration. This infrastructure ensures that businesses can operate smoothly without facing the common connectivity issues often encountered in less developed regions.

Quality Education and Training

Belize invests in its education system, producing a workforce that is well-equipped with relevant skills and knowledge. The country has several tertiary institutions that offer degree programs in various disciplines, ensuring a steady supply of qualified professionals. Many of these programs are tailored to meet the specific needs of industries that are popular among nearshoring companies, such as business process outsourcing (BPO) and IT services.

Cultural Compatibility

Cultural compatibility is often overlooked but plays a significant role in the success of nearshoring operations. Belize’s diverse cultural landscape is a testament to its compatibility with North American businesses. With a shared history of British colonial influence, Belizeans are often more familiar with the working culture and practices of North American companies, making the transition smoother for businesses looking to outsource to Belize.

Time Zone Advantage

Belize operates in the Central Time Zone, which is highly compatible with business hours in the United States. This overlap in time zones minimizes the challenges associated with coordinating work and communication between teams. It allows for real-time collaboration and quick responses to issues, a crucial aspect in industries with fast-paced demands.

Access to Caribbean and Latin American Markets

Belize’s strategic location provides businesses with convenient access to the vast Caribbean and Latin American markets. This can be a game-changer for companies seeking to expand their reach beyond the United States. Belize serves as a gateway to these markets, enabling businesses to leverage its geographical advantage for market penetration and growth.

Business-Friendly Regulatory Environment

Woman can unapologetically smile after free dental clinic

WATERLOO — Katlynn Quitevis struggled to quickly find a selfie in her phone’s camera roll but now with new teeth, she expects her phone to be filled with them.

Quitevis, 26, received new front teeth from a free dental clinic in Waterloo provided by Iowa Mission of Mercy. The organization provided free dental services – such as x-rays, cleanings, extractions and fillings – to anyone who showed up.

When she arrived at the clinic after traveling from Des Moines, she described her front teeth as “black slivers” that practically chipped off at the touch.

After pitching a tent outside 12 hours before the event started to ensure her place in line, Quitevis received a new removable partial denture, called a flipper. The first thing she said she would do once receiving the flipper is to take a selfie.

“I’m gonna smile for the first time in a very long time and actually mean it,” she said, toothless, while waiting for the flipper. “Even without having (teeth) it’s easier for me to smile because at least this way people aren’t looking at my teeth.”

Over 1,000 people like Quitevis waited at the Waterloo Convention Center Friday and Saturday to receive crucial dental care. Iowa Mission of Mercy started the program in 2008 in Waterloo and for the past 15 years has held an annual free dental clinic in different cities across the state. The number of patients and how much the work would have cost was not immediately available. Historically, $1 million worth of work is performed.

Zachary Kouri, IMOM’s clinic chief, said it takes hundreds of dentists, hygienists, assistants, volunteers, plumbers and electricians to make the event happen. Everyone involved worked for free.

Kouri said Waterloo has been “one of the most important” communities for the organization.

“They are always very helpful and anything we need, they do,” he said. “There’s nothing that we generally have to ask for here, which has been just great.”

Chris Aldrich, a dentist and IMOM committee co-chair, said the organization had to shut down its volunteer registration because so many people signed up to volunteer.

Quitevis said she and her husband, Alexander, have planned to come to the IMOM event since January. She said she could no longer put off her dental care because the front teeth were rotting and her molars were “gummy.” Along with her three front teeth, her top molars were pulled. The dentists tried to pull her bottom molars but they were impacted due to incoming wisdom teeth.

Her lack of dental hygiene began when she was a child, saying she stopped brushing her teeth to spite her parents. No brushing, along with being diagnosed Ehlers Danlos Syndrome – a disorder that affects connective tissues, that can also cause dental problems – as well as autism, which makes it difficult for her to start and keep up habits, quickly eroded her teeth.

She said this resulted in her teeth not having enamel, turning into rot, and that everytime she would eat, parts of her teeth would chip off. The chipped, black teeth made her not want to smile.

“I’m a very big personality, I’m a people pleaser, I like to communicate,” she said. “But it’s hard to do when all you think about is your teeth when you’re talking or smiling for the camera.”

Even though she saw her teeth rapidly decaying, she was scared to brush her teeth because any contact would result in chipping. She said it was a never-ending cycle of fluctuating emotions because she wanted to change her habits to brush more, but knew if she just let them rot and fall out, she wouldn’t have the teeth she hated.

However, she told herself that if she ever had her teeth fixed, she would start brushing and flossing, and hopefully get back into that habit.

With new teeth, Quitevis will be able to eat her favorite foods – pizza and shrimp tempura – without worry of chipping or her teeth falling out. She will be able to bite into an apple for the first time in five years. She can now use a fork without worrying that the prongs will get in between the gaps.

Apart from eating, she’s excited to go out and smile without having fears of people looking at her. She is also hoping her new appearance will help her get a new job – saying that one employer turned her down for not being “presentable.”

“I get teary eyed thinking that I’m getting the help, that I will be able to smile again,” she said. “It’s an amazing blessing for a lot of people and to see so many people come together just to volunteer for it, that in itself is amazing. It’s like selflessness.”

Australian businesses urged to ramp up ESG commitment

Australian businesses urged to ramp up ESG commitment

A new report suggests that Australian businesses must significantly increase their investments in ESG compliance, market engagement, and reporting to align with global standards and meet stakeholder expectations.

The report, part of the CommsWatch series by leading Brisbane-based consultancy BBS Communications Group, explores the growing importance of ESG for businesses and corporate communicators. In the wake of Australia’s ambitious commitment to achieving net zero emissions by 2050 and the continual evolution of regulatory standards, the report underscores that ESG reporting has become an unignorable focal point.

Beyond regulatory concerns, there’s a burgeoning scrutiny from stakeholders, the general public, and the media, which collectively exerts substantial pressure on businesses. These entities are now compelled to comprehend, take concrete actions, and transparently communicate their efforts concerning ESG factors.

In her role as Head of Research and Analytics, Amanda Firth is instrumental in spearheading these revelations. She underlines that marketing and communication leaders, as well as their teams, shoulder a direct responsibility in ensuring that claims related to an organization’s ESG-based endeavors are not just accurate but also transparent. She noted, “As Australia strives to achieve net zero emissions by 2050, and regulatory requirements continue to evolve, ESG reporting is receiving heightened attention. With growing scrutiny from stakeholders, the public, and media, businesses face significant pressure to better understand, act on, and report ESG factors.”

Firth added, “Marketing and communications leaders and teams, as custodians of internal and external communications promoting an organization’s ESG efforts, play a direct role in ensuring the accuracy and transparency of any claims made.”

The report identifies recent global and Australian developments that have increased the urgency for all Australian public or private businesses to enhance their ESG efforts and reporting. Firth explained, “The issue of greenwashing has been a key focus for both the Australian Competition & Consumer Commission (ACCC) and the Australian Securities & Investment Commission (ASIC). ASIC even initiated its first legal action related to greenwashing in March 2023.”

Firth continued, “The Australian Treasury’s consultation on climate-related financial disclosure and the ACCC’s draft principles for improving environmental and sustainability claims integrity highlight the evolving regulatory landscape. In the years to come, communications professionals will need to employ robust strategic, analytical, communication, and engagement skills, collaborating closely with technical specialists in areas such as assurance, risk management, financial relations, operations, and policy development.”

Regarding media, the report identifies numerous ESG-focused media outlets worldwide, including local mainstream, business, and industry-focused outlets covering related issues.

“This presents both an opportunity for organisations to profile their efforts, as well as a need to boost  their readiness to provide accurate and compelling proof points to journalists,” Ms Firth said.

“Reporting frameworks, tools and analysis will be key to tracking and reporting on claims in ways that  make sense to clients and customers, investors, financiers, collaborators and decision makers.”

$50 million fund opens US housing market to Australian investors

0
million fund opens US housing market to Australian investors

Australian investors have a new opportunity on their horizon as the Cornerstone International Property Fund, boasting an initial capital of $50 million, is unveiled.

This innovative fund aims to simplify and streamline access to the thriving US residential housing market, eliminating the complexities of international taxation and the need for establishing US entities for retail and wholesale investors in Australia.

The Cornerstone International Property Fund seeks to revolutionize investment opportunities, making it easier for individuals and families to access residential property in the United States with a minimum investment of just AU$50,000. The initial focus of the fund will be on single residential properties in four key states: Florida, Texas, Michigan, and Missouri. The strategy is straightforward – identifying suitable US properties, renovating or “flipping” them quickly, and then selling for a profit, with returns reinvested into the fund.

Founders and directors Lindsay Stewart and Michael Eagar designed the fund to simplify and address the complexities and challenges often associated with traditional property funds. Their vision is to provide a low-dollar-entry-point investment vehicle that offers diversification, reduced risk, and impressive returns for Australian investors, especially targeting those in the 30-55 age bracket seeking portfolio diversification.

Lindsay Stewart, co-founder and CEO, highlights the fund’s approach: “What we were looking to do is develop a simplified way of getting investors into the US market, without the complications of international taxation and entities, and with a lower dollar value entrance point. We spent an extensive amount of time setting up this fund to ensure it solves the risks and issues commonly associated with property funds. By taking care of the US tax implications and managing the complexities, we provide investors with a hassle-free investment opportunity.”

Michael Eagar, co-founder and an experienced figure in funds management and financial planning, adds, “We wanted to create a set-and-forget strategy for investors, where they can participate in the US property market for the long term and build their wealth without being burdened by interest rate risks or complicated tax procedures. We believe in providing investors with the opportunity to build substantial wealth over time, and this fund is designed to generate outstanding returns and capitalize on the lucrative US single-family housing market.”

The Cornerstone International Property Fund is set to redefine property investment by offering a level of diversification rarely seen in traditional property funds. Instead of relying on a handful of developments, the fund provides exposure to a wide range of properties, ensuring robust risk management. The unique structure of the fund also eliminates the need for investors to directly open US entities, making it a convenient and attractive investment option.

With a minimum lock-in period of 12 months, as specified in the Product Disclosure Statement, the fund encourages a long-term investment horizon of at least five years, allowing investors to benefit from potential growth and stability. Retail investors can enter the Cornerstone International Property Fund with a minimum investment of $50,000 AUD, while wholesale investors are also welcomed, providing a unique avenue for high-net-worth individuals to diversify their portfolios. Although the fund has been capped at $50 million to ensure efficient deployment of substantial funds, there is no maximum investment amount specified, subject to a financial advisor’s recommendation.

Lindsay Stewart, a renowned figure in the Australian property market with nearly two decades of experience, and the founder and global operations manager of Star Dynamic Property Investments, successfully expanded his investment activities to the US market over a decade ago, establishing Star Dynamic as the leading Australian-based company assisting investors in the US property market.

Michael Eagar, a director of Condor International Property Group, holds certifications as a Certified Financial Planner and Qualified Property Investment Adviser. With extensive experience in the financial services industry, Michael has assisted countless individuals, families, and business owners in achieving their financial and lifestyle goals, providing valuable insights into the needs and requirements of both investors and fund managers.

The launch of The Cornerstone International Property Fund marks a significant milestone in the Australian investment landscape, providing a groundbreaking avenue for retail and wholesale investors to participate in the thriving US property market. This innovative fund aims to offer investors a hassle-free, diversified, and rewarding investment opportunity in the US residential housing market.

My Mental Health Routines and Tools (Includes Extensive Resources)

Today, October 10th, is World Mental Health Day.

Highlighting mental health is important to me for deeply personal reasons. Treatment-resistant depression, bipolar disorder, and addiction run in my family. I’ve lost multiple friends to suicide and almost committed suicide in college. Opioids and alcohol have claimed the lives of family members and some of my closest childhood friends.

But despair need not lead to deaths of despair.

This blog post compiles resources that have helped me and millions of readers. They include books, documentaries, podcast episodes, videos, and much more.

Below are the three resources that have received the most positive feedback. Each is intended to be highly practical and tactical:

  1. Blog post: Some Practical Thoughts on Suicide
  2. Podcast episode: My Healing Journey After Childhood Abuse.
  3. Blog post: “Productivity” Tricks for the Neurotic, Manic-Depressive, and Crazy (Like Me).

If pressed for time, the below short video describes some of my daily practices for warding off and managing depression:

And if you remember only one thing, remember this: there is light on the other side.

I wouldn’t have believed this even 15 years ago, but I now consider myself living proof that deep, lasting change is possible. You are never alone, and it is never hopeless. The resources below the P.S. and P.P.S. are intended to light the fire of hope.

Don’t give up. I’m right there alongside you, as are millions of others.

Much love to you and yours,

Tim

P.S.

In 2018, I created the Saisei Foundation to focus on ambitious scientific research and cutting-edge clinical treatments of intractable conditions, including treatment-resistant depression, opioid addiction, anorexia nervosa, and post-traumatic stress disorder (PTSD). Projects have been published in leading journals (e.g., The Lancet, NEJM) and featured in media coverage (The New York Times, The Wall Street Journal, GQ, and dozens more) around the world. DOCUMENTARIES

Trip of Compassion. This documentary affected me so deeply (and immediately) when I first saw it that I flew to Tel Aviv, met the filmmakers, and offered to help launch the film digitally worldwide. Everything I’ve done for this film is 100% pro bono, and all proceeds go to the filmmakers.

The Work. This documentary tore my heart apart but simultaneously gave me tremendous hope. It strikes me as particularly important for men (or those who want to better understand men) to watch, but the intensity isn’t for everyone. It’s exhausting to watch.

How to Change Your Mind (Netflix mini-series). “Author Michael Pollan leads the way in this docuseries exploring the history and uses of psychedelics, including LSD, psilocybin, MDMA and mescaline.”

DOSED. It’s one of the best and most beautifully shot docs I’ve ever seen about psychedelic medicine. It showcases the struggles, misfires, and successes in the concrete jungles near Vancouver instead of in an Amazonian jungle. For me, it was quite emotional, as it shows opioid/opiate addiction firsthand, and my aunt died of a Percocet and alcohol overdose close to when I first watched this documentary.

From Shock to Awe. If you like Trip of Compassion, or if you have an interest in psychedelics, ayahuasca, veteran affairs, or healing, take a look at this documentary. I’ve watched it 3x already and highly recommend it. Even if you don’t watch the film, the two-minute trailer is worth checking out.

“What’s been working well for me this year?”

“What’s been working well for me this year?”

Updated on October 12th, 2023

“What’s been working well for me this year?”

This week, I had the chance to deliver a 5-minute talk at a Peer Mastermind on the Gold Coast.

The topic: “What’s been working well for me this year?”.

The Peer Mastermind crew

Here’s the 5 things I shared.

A Shift in Identity

A small change in my identity has had a significant impact in the last year.I shifted my long-held mindset of “getting fit” simply to “being fit”.

That subtle change has had a significant impact when it comes to maintaining a regular habit of training, resting and eating well.

Whereas I used to fluctuate and yo-yo after I ‘got fit’, now I just do it consistently because that’s ‘who I am’.

It’s a non-negotiable part of my life and it’s easy and enjoyable.

It’s definitely had a positive impact on nearly every aspect of my life and business, and the effects of these ‘1% habits’ seem to be compounding.

Designing my Day

One exercise that has been useful for me is designing my ideal day.

This is a work in progress and will naturally evolve, but for me right now, it looks like this:

  • A dawn surf
  • Unstructured play with my daughter in the morning.
  • Start work at 9:30 am.
  • Have a swim with my daughter after her sleep
  • Finish work by 4 pm, and go for a gym session.
  • And finally, unwind with some quality family time before an early night.

My 5 minute talk

Recognising Constraints and Prioritising

By recognising the constraints of my day, I’ve been forced to decide what’s most important with work, what can be delegated and what can be cut out entirely.

I feel it’s made my business simpler, and it forces me to focus.

Eliminating Habits
On the flip side of the ‘1% habits’ coin, I’ve also asked: “What can I try cutting from my life that doesn’t serve me anymore or just isn’t as important as the rest?”

One standout was alcohol.

It was something I could easily do without, and its absence would no doubt make me feel and perform better.

I’m now 10 months into an alcohol-free experiment, and I’m stress-free, calm and have much more energy. I don’t feel like I’m missing out on anything.

One final mindset shift

“Living in the Gain, not the Gap” is a concept from Dan Sullivan. It has been a game-changer.

It’s about appreciating the progress rather than dwelling on where you feel you could or should be.

Again it’s very simple, but high-impact.

Two Books

Two reads that have changed my perspective this year are:

  • “10X is Easier than 2X” by Dan Sullivan with Dr. Benjamin Hardy. It challenges conventional thinking and pushes for exponential growth.
  • “Atomic Habits” by James Clear. It’s deep dive into the power of habits and how tiny changes can lead to remarkable results.

This year has been about intentional living, focusing on my priorities, and aligning actions with my identity.

So far it seems to be working.

Does any of that resonate with you?

Let me know.
